Home Staging Realtors, Cape Cod Real Estate Agents Staging Homes for Sale

What does a professional home stager® do?
Professional home stagers® help the seller understand what it will take to sell their home. We do this by developing and implementing a plan to enhance a property in preparation for sale. Home staging® plans cover all the details, including repairs, landscaping and step-by-step, curb-to-clset, room-by-room suggestions that will make a property stand out in a crowded market. At Nuances, we have a team that gets the work done and an inventory of items that adds to a home's appearance.

Where does Nuances fit in the home-selling process?
We understand that the primary relationship is between you and the seller. Once you suggest that Nuances get involved, together we arrange a free consultation with the seller. The seller typically has lots of questions about how we'll work together to prepare their home for sale. We then tour the property, taking notes and photographs that we will use to create a home staging® plan. Once you and the seller review the plan, we go to work on staging® the home.

How can I work effectively with Nuances?
Once you refer your first client to us, you will see that home staging® is a productive step in the successful sale of a property. You no longer have to worry that the home will be ready for buyers, because we make sure the work gets done, whether it's making repairs, depersonalizing the home or removing clutter. And we stay in touch with you about the seller and the home staging® process.

Will working with a home staging® professional diminish my profits?
No. In fact, the opposite is usually true. Homes that are staged® typically sell for a higher price than homes that are not staged.® Together, we can sell a home more quickly and at a higher price. Plus, you will see that working with a home staging® professional saves you time, which is another benefit.

Is there evidence that home staging® works?
Yes. The majority of staged® homes sell within 60 days, and many sell much sooner. On average, staged® homes sell for approximately 10 percent more than homes that are not staged.®

What is the difference between an accredited staging® professional and an interior designer?
Accredited staging® professionals, who use the ASPM designation, have specific, in-depth training in all aspects of preparing a property for sale. This includes interior design concepts but, more importantly, ASPMs receive training in the real estate market, space utilization and the psychology of buyers and sellers.

Who benefits from staging® ?
All parties benefit; the realtor® and the seller can feel confident that when the property is prepared for sale, it will likely sell more quickly and for a higher price. The buyer feels fortunate to have the opportunity to purchase a home that is presented at its best.

When should the accredited staging® professional be brought into the process?
Ideally, home staging® should occur before the property is put on the market. It is in the interest of both the seller and the realtor® to have the home prepared for sale up front. Most of the activity occurs in the first few weeks a home is on the market.

How can I be sure the home staging® professional will not offend my client?
Accredited staging® professionals are trained to treat the seller with sensitivity and respect. They know how to make the suggestions that will lead to a successfully staged® home. Most sellers want an honest assessment of their property and are enthusiastic about the results.

I find most homeowners don't want to invest in a home they are about to sell.
Good point. But once they realize that for every $100 they invest in home staging® they typically can expect to receive at least five times that amount in an offer, they understand that home staging® often brings a good return on their largest equity investment.
